A friend of mine just moved back from Denver this year partially due to
the cost of rent skyrocketing over the last year or so.

When he signed his lease he was paying $900 and when he went to renew,
they had upped it to $1200.

Another friend of his had an offer in to buy a house for the asking price and
someone from out of town offered almost 25% more than they were asking.

He blames it on a recent influx of people wanting to move there and willing to
pay the higher cost, no questions asked.

All that being said, I'm not sure what kind of place/neighborhood $1000 a month will get you. :idk:

Yeah, I didn't look into it beyond taking him at his word.
There could have been other reasons or it's possible they did renovations or something.

yeah, rent here is ridiculous, but you might be able to find something decent in that price range. a friend of mine got an apartment in capital hill for around $800/mo just a couple months ago.

Hey, I'm in Denver, too. I got lucky though. I pay almost $700 (that's with utilities included) for a basement studio. For a one-bedroom place, if you look hard and often you should be able to come across something for $1000 or less, and certainly in a decent part of town. It's pretty competitive, though, so be prepared to lay down a deposit asap if you find something you think is to your liking.

I'd be happy to see another drone/noise guy in town. :hug:

all of the apartment complexes use dynamic pricing - the prices literally change daily, and can vary a lot depending on how long your lease is. last summer I was monitoring a few different places and I saw apartments vary by up to $200 from one day to the next. and when it comes time to renew your lease, they just give you whatever price they want. I'm bracing myself for a big jump.

you should be able to find a decent 1 bedroom in your price range. maybe cheaper if the place isn't listed online. but like gunslinger burrito said, good cheap places don't stay on the market for long. the market is crazy and it's probably going to keep getting crazier for a few years.

Well, I haven't live here that long, so maybe kaboom will chime back in :poke: , but I'd look in the capitol hill (you'd be close to almost all the venues), baker district and washington park areas. Near the university might be a decent area (dunno how old you are) but the rent seemed a bit higher to me for one-bedroom places. Like I said, I got lucky; my place is kind of near the Park Hill area, which is all nice, older homes. I'm actually renting in a condo building where the owner decided to rent his place here.

don't expect salaries to reflect housing costs.

I moved here from st louis, so that's my point of reference. generally, rent here is 40-50% more than st louis. I was paying $775 in st louis; I'm paying $1220 here for roughly the same amount of space. but everything else is only maybe 10% more expensive. salaries are generally 5-10% more than in st louis - in line with goods & services, not housing.

housing costs are going up much faster than anything else. there is high demand and limited supply, so prices go up.

companies also feel like they don't need to raise salaries because people want to live in Colorado. they way people talk about this place, you'd think it was paradise. (it's not.)

i know a couple homies in CO. they live in a cabin in the mountains righrt outside denver from what i gather. have no idea how much it costs. but it seems amazing.

^^^ It's pretty good, but the people who really talk it up are usually the really outdoorsy types. It's a city :idk: Also, having moved from smaller town, I must say that so far I'm really disappointed with the guitar stores down here. Maybe I just haven't found the good one(s) yet :idk:

There is that. I don't smoke, though. I don't think Paradise exists for me, though someday I think I want to live in Seattle if the west coast doesn't get super-fucked by radiation in the next few years.

Denver does seem to have a blooming doom/sludge scene, which is pretty nice.
