Bank guy punches in some numbers, looks at the screen and 'we're sorry but we aren't allowed to raise your mortgage by $15k' *glare* 'however! what we can do is provide you with a credit facility where you can withdraw money from, upto a maximum of, based on your situation, $50k.'

I love bank logic, they won't give me 15k which goes into my home, increasing its value, which is something they can claim should I default, yet they'll give me $50k that I can spend on hookers and blow.

That's like giving an unlimited supply of cocaine to a teenager that merely wants to try a reefer. Brilliant.
