The only small amps I personally owned that were one channel & clean: Fender Pro Jr and Fender deluxe reverb reissue. One is awesome, loud and clean, and doesn't have the typical blackface voicing, the other one's probably way too loud for the average appartement. I've got a Tiny Terror combo these days. Love it to bits, the drive channel's more than decent for a home/practice amp, and it takes pedals just fine...But clean it sounds absolutely aweful
Had a Vox AC15C2 for a while too. Loud, not the sort of low end output I (and you I'm guessing) wanted, and also not very blackface fender-y.
My only real advice, whatever amp you end up with: Avoid attenuators like the fucking plague. When I fried my 'ultimate attenuator' (and nearly killed my precious amp at the same time) while using it at VERY mild attenuation settings, I took it to my amp tech (dude's a fucking wizard, knows his shit)...
Long story short: He convinced me that in one way or another all attenuators either hurt your amp to some degree, or they've got an extremely short life span, or they ruin the tone of the amp you spend a small fortune on. Or a combination of all the above. He had a shop full of broken attenuators and amps that got damaged because of attenuators to prove it.
On top of that, with all the low wattage amps out there and the option to go for an affordable and safe half or 1/4 power mod, it makes no sense at all to haul another piece of harware around to do the same job, only a lot worse
